Is there an application and administration fee? If so, what are they?
Yes. The application fee is $50 per applicant 18 and over. The administation fee is $300.
What lease terms do you offer (6, 9, 12 months)?
We offer 3-to-15-month lease terms.
How much is the security deposit?
The security deposit is $500 or up to one month’s rent.
Is there a deposit alternative option?
No, we do not offer a deposit alternative.
Is renter’s insurance required?
Yes, renters’ insurance is required.
When is my rent due?
Rent is due on the 1st day of each month.
How do I pay my rent?
You use the online portal, LOFT, or you can pay using the CheckFreePay option with the account number that is assigned to you at move in.
Are any utilities included?
No, utilities are not included, however you do pay the water/sewer with your rent.
Are there additional fees I should expect?
Yes, we do have valet trash, pest control, amenity access, and our tech fee, which is high speed internet included in all apartments.
How do residents submit maintenance requests?
Service requests are submitted via our resident portal, LOFT.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request?
Yes, we do have 24-hour emergency maintenance. This consists of uncontrollable water leaks and/or flooding in your apartment, no heat when temperatures are below 50 degrees F, no power and confirmed not to be an issue from the utility company, broken front door lock, broke or unsecured first floor window, toilet blockage in a one-bath unit only, garage door issue with vehicle or person inside, fire monitoring or runaway alarm, no cooling on days above 80 degrees F (calls after 8:30 will be addressed the following day), no hot water (calls after 8:30 will be address the following day), appliances not properly operating (calls after 8:30 will be addressed the following day), carbon monoxide detectors chirping.
Is there a technology package at this property? (If yes, what does it include?)
Yes, we offer high speed, 1G up and download WIFI through Internet Subway- if you would like higher speed you can select and pay directly to Internet Subway. This is included in the fees and is $85 a month.
Do the apartments have a washer/dryer? If not, is there a laundry service available on site? (Include cost if so)
Yes, all homes include a washer and dryer.
Is parking available and is it included?
Yes, you receive one free space per apartment, and you can rent additional uncovered, or covered spaces.
Is the community pet friendly?
Yes, we allow up to 2 pets per household. We do not have any weight restrictions; however, we do have breed restrictions.
What is the pet policy including fees, restrictions and how many pets are allowed per apartment?
We allow 2 pets per household. It is a $350 pet fee for one pet and $600 for two. There is a $45 a month pet rent for one pet and $80 a month for two. Our breed restrictions do include the following: Pit Bulls, Terriers/Staffordshire Terriers, Doberman Pinschers, Presa Canarios, Alaskan Malamutes, Rottweilers, Chows, Akitas, Wolf-Hybrids, and any mix of these breeds.
Do you offer furnished apartments?
We do not, however we can suggest a company for you to use to furnish your apartment.
Is there reserved parking or personal garages available (include additional fees)?
You are assigned one space per unit and there are additional spaces for rent. We do have uncovered or covered/carport parking.
What amenities does this property have?
We have a 24-hour fitness area, a 24-hour clubhouse with a coffee bar, a pool and pool deck with grills for resident use, a dog park, a dock to the river in which you can rent kayaks for the day, a walking path, a game room, an arts and crafts room, a yoga room, and Amazon Lockers.
Is there an amenity fee? If so, what does this amenity fee include? (include fee amount if applicable)
Yes, there is a $15 a month amenity fee and this includes access to all of the amenities via a key fob.
Is there a guest suite here and what is the reservation process? (If so, include fee amount)
No, we do not have a guest suite.
How do I schedule a tour at this community?
You can schedule a tour online via our property website or give us a call at 757.963.8773 and we can set it up for you.
Do you offer in-person, virtual or self-guided tours?
We offer in person tours and can also send you virtual tours of homes that we have available or videos and/or photos of units we may have coming available.
How soon can I move in?
You are able to move in fairly quickly if we have the apartment available and you are able to apply and get us the necessary documentation quickly. We have had same day move ins and/or next day or same week appointments.
How do I apply for an apartment?
You can apply via a quote that we send to you or going directly to our property website and clicking on the floorplan you are interested in.
What are the income and credit requirements?
You have to make three times the monthly rent, gross and we do not have specific credit requirements, but rather there is a check on your credit as a whole i.e.. debt to income ratio, credit score, previous rental history, length of credit history, and a background check is also done.
Do you accept co-signers or guarantors?
We accept guarantors in the event you do not income qualify. They do have to make five times the monthly rent, gross.
What documents are required to apply?
We need a valid ID and the last 3 pay statements. If you just started, an offer letter can be provided, and an employment verification may need to be completed. The last 3 months bank statements showing deposits can also be provided in certain cases if you do not receive pay statements.
